Knox Residences I + II is the historic adaptive reuse of the Knox Automobile Company, a leading manufacturer of gasoline engine vehicles in the 20th Century.

This 110,000-square-foot community provides 96 workforce and affordable housing units for residents and is designed to Enterprise Green Community standards.

Located less than a half mile from a Pioneer Valley Transit Authority (PVTA) bus stop, these transit-oriented buildings have been transformed into a vibrant asset for the City of Springfield’s Mason Square neighborhood. The project team diligently restored the existing building to National Park Service standards by repairing and repointing the brick masonry, installing new historically accurate windows, and an insulated membrane roof.

The interior exposes the existing brick masonry walls and elements of the heavy timber structure.  The site originally had a train depot building that had been demolished. The project team reconstructed the train depot using historic photographs and information, programming the building with the Site Management Offices for both the Knox Residences and its sister property, Mason Square Apartments at Indian Motorcycle.

This project wraps up a 12-year, $100 million effort to bring 295 affordable apartments to downtown Springfield by redeveloping the long-vacant factory buildings in a historic district of the city.
