Located in the historic Court Square neighborhood of downtown Springfield, the iconic property was artfully transformed into 59 market-rate and 15 workforce units with 12,000 square feet of ground-floor restaurant and retail space.
The 6-story building features Romanesque façades of buff brick ornately detailed with granite and brownstone trim and features a diverse collection of window types, including flat, arched, round, and bay windows. Earmarked as one of the most significant buildings within Springfield’s National Register, the project team breathed new life into the 132-year-old former hotel and office building left vacant for three decades.
Given the decline and deterioration of the original structure, extensive stabilization and rehabilitation work was necessitated. Priority was given to preserve and restore the historic features on the interior of the 131,595 square foot building, including existing wainscoting, crown molding, terrazzo flooring, curved wooden banisters, marble walls, and wood doors. Resident amenities include a light-filled fitness center, screening room, work pods, conference room, fireplaced resident lounge and game room, private speakeasy space, and onsite leasing center.
