Swifts Landing reimagines a previously vacant 16-acre site in Wareham, MA, as a walkable, mixed-income community organized around landscape, neighborhood character, and long-term livability.
Anchoring the development is a cohesive collection of 10 New England–style townhome buildings designed to evoke the character of grand single-family homes, arranged around a shared town green.
The varied rooflines, farmers’ porches, and private street-front entrances of the townhomes draw from Wareham’s traditional residential vernacular, expressed through a material palette of horizontal clapboard, vertical board and batten, and shingle siding.
A separate mid-rise building houses 44 senior apartments and the project’s community clubhouse, forming a distinct yet connected residential enclave. The senior building’s main entry is positioned close to the vehicular drop-off, providing ease of access for residents while creating a welcoming arrival presence. The senior residences are designed in accordance with Universal Design principles, ensuring comfort and accessibility for aging residents, with a portion set aside as Community Based Housing units.
Together, the program delivers 93 affordable and workforce homes, serving households across a broad range of incomes up to 100% AMI.
At the center of resident life is the 3,500-sf community clubhouse featuring a fitness center, flexible gathering spaces, and an outdoor patio. There is also generous open green space, a community garden, and a playground. The master-planned, multigenerational community emphasizes connectivity and public benefit, introducing an improved interconnected network of wooded walking paths and delivering new sidewalks and a bus shelter along Swifts Beach Road to strengthen pedestrian access and transit options for the broader neighborhood.
Swifts Landing is designed for ENERGY STAR Multifamily New Construction certification and LEED v4 BD+C: Homes Silver, reflecting a deep commitment to sustainability and long-term resident wellbeing. The senior building’s apartments are served by dedicated Split-System Air-Source Heat Pump systems – a cleaner alternative. Across all buildings, in-unit energy recovery ventilators (ERVs), rigorous air sealing, and low-emitting interior materials contribute to healthy, comfortable homes for all residents.
