The new four-story 59-unit multifamily community is located on the site of the redeveloped historic Bourne Mill complex. The 60,000 square foot infill development complements the adjacent mill in scale and creates a campus-style setting with synergies between the new building and the rehabilitated mill, including a shared fitness center, game room, and community space.
Twelve units are market rate, and 47 units are restricted to individuals or families whose income is not more than 60% of the average median income. Outdoor resident amenities include a solar carport with EV charging stations, raised community gardens with onsite stormwater collection for irrigation, waterfront access, a dog park, and walking trails.
The clean energy all-electric building with a solar photovoltaic array and electric vehicle charging is designed to adhere to strict Passive House standards and is targeted to hit a Net Zero rating. The building systems include air-source heat pumps for interior climate control and domestic hot water production.
The project received state funding from Zero Energy for the Ocean State (ZEOS) program, which offers grants to design and construct affordable, energy-efficient housing to serve low- and moderate-income Rhode Islanders.
