Located midway between Boston and Cape Cod, Modera South Shore is a new mixed-income multifamily community in Marshfield, providing 270 units over 13 buildings. The sprawling master planned campus totals 705,000 sf with a mix of 30 garden-style direct-entry townhomes within five buildings and 240 apartments across seven mid-rise stacked flats.
The stacked flats are specifically arranged around the development’s internal streets to maximize proximity to parking, and two of the buildings frame the community’s central green.
Inspired by the tradition of coastal New England design, the townhouses are clad in neutral tones of grey, green, sandstone, and white siding and characterized by roof line elements borrowed from local South Shore vernacular.
The flats echo the nearby ocean by using blue, grey, and white, and are designed with residential scale reinforced at the main façades by articulated balconies and subtle façade relief that mitigates larger surface expanses.
Cedar-look shakes, white board and batten, and stacked stone are mixed into the design for a touch of variety and interest.
The interior spaces of Modera South Shore are designed to feel comfortably modern with crisp elements that are clean yet inviting.
The chosen palette leans into soft blues and greens with pops of burnt orange and browns. The furniture and artwork create a feeling of being enveloped by warmth, using soft textures and hanging textiles.
The 9,000-sf clubhouse serves as a central gathering point, offering ample amenities and incorporating modern takes on mid-century Scandinavian design through a warm palette of nature-inspired hues.
Walking into the clubhouse, residents experience a double-height lobby featuring a custom canvas and fiber hanging art installation with a design that nods to the weaving tributaries of Marshfield.
Continuing through the space, several zones are created for working and lounging, including a fitness center, a virtual sports lounge, work pods, and leasing offices. The kitchen and coffee bar are anchored by a marble-look solid surface rich in movement, showcased at the waterfall-edged island and backsplash. Its sleek, contemporary finish is thoughtfully contrasted by the soft, rustic brick of the fireplace across the room.
Additional amenities like the resort-style swimming pool, firepit and grill area, outdoor and indoor children’s play areas, a dog park, and onsite walking paths provide opportunities for resident connectivity. Residents can also enjoy nearby Rexhame Beach and the Daniel Webster Wildlife Sanctuary.
