The $5.2 million occupied moderate rehabilitation of Edith Johnson Apartments modernized the 95 unit, 14-story high-rise.
Originally built in the 1970s, and most recently renovated in the 1990s, the upgrades aimed to enhance livability, increase the building’s longevity, and improve operational efficiency.
The exterior enhancements, including a renovated patio and exterior walkway, new canopy, and updated signage, assist in attracting residents, reducing the stigma of the older housing property, and adding to enriching the neighborhood’s vitality and character.
Transforming a senior living community
Key design strategies transformed the 71,445-square-foot affordable senior living community, including the installation of double-pane cPVC windows, an aluminum storefront, R-40 roof insulation, and an energy-efficient façade with 3-inch continuous insulation. These improvements created a high-efficiency thermal envelope, ensuring resident comfort and significantly reducing energy consumption. The newly renovated amenity spaces include a community kitchen, a resident lobby, a computer room, and a mail/package delivery area, with LED lighting throughout. A new high-efficiency air source heat pump cooling system, low-flow plumbing fixtures, improvements to the life-safety and fire systems, and refurbished elevators all contribute to the transformation of the community.
