The development consists of a four-story, wrap-style residential building incorporating a precast parking garage with light-framed wood construction.

It has 349 units – many with unit balconies with scenic views – offering a mix of studios, one-, two-, and three-bedrooms, with 376 garage parking spaces. 52 of the units are reserved as affordable housing.

Avalon Montville transforms an underutilized former auto salvage yard, previously a visual and environmental concern, into a vibrant residential community in New Jersey defined by landscaped open spaces and a strong pedestrian experience.

The architectural approach blends traditional local materials and architectural forms with a contemporary sensibility, creating an approachable presence responsive to the site’s scale, visibility, and context along Route 46. The façade palette combines neutral greys and blues with pops of texture from stonework and natural wood-look siding.

The LEED Silver–certified building is organized with residential wings radiating from the centrally located parking garage, forming a series of courtyards that bring light and air into the building and organize shared amenity spaces. This massing strategy breaks down the overall scale of the development while establishing a clear hierarchy of outdoor spaces that supports resident interaction and everyday use. Some of the outdoor spaces residents can enjoy include a pool with a sun deck, a barbecue area and patio, AvalonBay Communities’ signature WAG Pet Park (with accompanying indoor pet spa), and a putting green.

The interior is cloaked in an Americana contemporary design utilizing natural woods and earthy tones to create an inviting and restful atmosphere. Natural light plays a key role, flooding the indoor amenity areas through floor-to-ceiling windows in double-height spaces such as the state-of-the-art fitness center. In the spacious first-floor lounge, modern light fixtures descend from the wood-clad ceiling down to a seating area in front of a three-sided fireplace wrapped in dimensional artwork. Slatted wood detailing on one side of the fireplace echoes along the grand staircase leading up to the second-floor work-from-home suite. Here, residents experience a variety of coworking and individual work options with open or fixed millwork seating, personal pod stations, and a gathering table.
