Alta French Hill marks a significant step in the community’s ongoing economic development.

The design encompasses 276 units, 10,000 square feet of ground-floor commercial space, and an on-site parking garage.

Alta French Hill reimagines a long-vacant site along Lincoln Street, a prime corridor in the City of Marlborough, as a 315,000-square-foot mixed-use development.

The exterior façade mimics the local architecture while bringing it to a residential scale to blend in seamlessly with the building’s surroundings. By using Post-Tension slab construction, double-height zones were created, allowing more natural light into the amenity and retail spaces. The two ground-floor retail spaces are strategically located in the building’s prominent corners with landscaped areas that will benefit retail tenants and residents alike.

A distinct program of custom-designed floor plans includes one-bedroom, one-bedroom with den, two-bedroom, two-bedroom with balcony, three-bedroom, and three-bedroom with balcony apartments, with 28 units designated as affordable.

Additionally, Alta French Hill’s parking garage is wrapped by these residential units, offering both convenience and minimizing its visual impact on the surrounding neighborhood.

This $84M all-electric and green technology-rich development is adjacent to the Assabet River Rail Trail and within walking distance of retail and entertainment options. Amenities include a state-of-the-art fitness center, versatile resident lounges, a dog park, and two enclosed landscaped courtyards.

Our client further contributed to the community with a 22-space surface parking lot on nearby Jefferson Street and a “snack shack” community building at the corner of Lincoln Street and the entrance to the rail trail — both now owned and operated by the city — anchoring Alta French Hill within the community and fostering connectivity for public use.

The courtyards offer private areas for residents to relax with outdoor activities and plenty of seating, with the larger courtyard featuring a swimming pool adjacent to an expansive pergola and grilling area.
