POAH Closes on Gardner Terrace II and Hebronville Mill Projects

This Tax Credit Advisor case study covers POAH’s $101.4 million rehabilitation of Hebronville Mill and Gardner Terrace II in Attleboro, Massachusetts — a pair of 19th-century textile mills that were converted to affordable housing in the 1980s and are now receiving a comprehensive historic preservation makeover supported by MassHousing, federal and state Low Income Housing Tax Credits, and Historic Tax Credits.

Gary Kane, principal at The Architectural Team, describes the complexity of the gut-rehab, from working around the Ten Mile River running beneath the buildings to replicating historically accurate details across roughly eight eras of construction.
