Residences on Appleton transforms three interconnected brick mill buildings in downtown Holyoke, Massachusetts into 88 affordable apartment homes for seniors ages 55 and older.

The $55.3 million adaptive reuse project breathes new life into a complex that was once the largest alpaca wool mill in the world, a landmark largely vacant since the 1970s and long identified as a priority for downtown revitalization. The Architectural Team served as architect for the project, converting approximately 86,000 square feet across three structures, the oldest dating to 1880, into loft-style residences that honor the industrial character of the original buildings.

All 88 units are reserved for low- and moderate-income seniors, with resident amenities including a fitness center, lounge, outdoor recreation area along the adjacent canal, and a new community building connected to the residential space via a skybridge spanning nearby railroad tracks. Designed to meet Enterprise Green Communities criteria, the development is 100 percent electric, powered by Holyoke’s clean hydropower system. The community reached full occupancy within three months of opening, reflecting the critical need for quality affordable housing in the region and the project’s success as a catalyst for downtown Holyoke’s ongoing renewal.
